Timeline for Renting Apartments
This is a rough timeline for you to follow, but note that it differs from property to property
You must finalize roommates before you start Apartment Hunting, at around August/September
Why?
- Simpler lease process
- Shared Preferences
- Budget Clarity
- Easier Planning
How do I look for roommates?
- Use the UTK Off-campus Roommate Matching Site
- Use Roomsurf
- Join Facebook Groups
- Reach out to your friends and ask them
Immediately after you've finalized your roommates, start searching for Apartments at around August/September/October if you want it to be:
- Available for lease in the first place
- Within walking distance to campus
- Affordable
If you and your roommates got a property you desire, then:
What factors should I consider when finalizing an apartment?
- What are the costs associated with the leasing process?
- How do I ensure I am in a unit with my desired roommates?
- How many roommates are allowed in a unit/bedroom?
- Is renters' insurance required?
- How do I ensure I have been approved to live at a property?
- What is included in the rent? Electric, water, pest control, wi-fi, etc?
- Does the property allow sub-letting?
- What does the parking situation look like?
- When is the earliest/latest I can move in?
Once you've finalized a couple properties (I say “a couple” because it’s best to have backups in case your first choice isn’t available, doesn't meet your needs, the lease terms change, or something unexpected comes up/goes wrong) try to submit your applications and sign a lease as soon as possible, around October or November (December at the latest)
As I’ve said before, this is only a rough estimate of a timeline, as each property differs. Some apartments are high in demand and fill up very quickly, while others only open applications in October or November. So, it’s important to stay flexible: start your search early, have backup options, and be ready to act quickly when a unit you like becomes available
